INSTALLATION
Proper preparation and planning are essential for a successful installation. Here’s what’s required:
- Site Preparation
- The homeowner and their General Contractor (GC) and installer must prepare the site according to the approved site plan and municipal building permit requirements before the delivery date.
- Delivery Day
- The GC, installer, and their licensed trades (electrician, plumber and other trades as needed) must be on-site to:
- Receive and connect the modular unit to the pre-installed base (e.g., helical piles or concrete pad).
- Connect the unit to the electrical, water, sewer lines run to the unit base and the connect the heat pump external unit.
- The GC, installer, and their licensed trades (electrician, plumber and other trades as needed) must be on-site to:
- Final Inspection
- Once installation and connections are complete, the GC and installer should thoroughly inspect the unit and all connections.
- This ensures all connections are secure, tight, and ready for use after the move.
WARRANTY COVERAGE
- Coverage on Your Habitat28 Modular Home (Excluding Consumer Products)
- We provide a warranty ensuring the unit is free from defects in materials and workmanship.
- Warranty Period:
- Framing: 3 years.
- Other Components – plumbing and electrical: 1 year.
- This warranty is non-transferable and applies only to the original purchaser.
- Coverage on Consumer Products
- Consumer products include appliances, equipment, and other items supplied with your unit (e.g., air conditioning, water heater, smoke detectors).
- We transfer all manufacturer warranties for these items to you at delivery but do not provide additional warranties for them. All consumer products warranty inquiries must be directed to their manufacturer.
- Vendor’s Responsibility
- If a covered defect is reported within the warranty period, we will repair, replace, or reimburse the reasonable cost of repair or replacement (at our discretion).
- Total liability is limited to the purchase price of the unit.
- Repairs will not extend the warranty period and will be completed within a reasonable timeframe. Habitat28 team shall have 30 days to assess, and repair reported defects.
- Purchaser’s Responsibility
- Perform regular maintenance and care of the unit to keep the warranty valid.
- Monitor the unit and it’s electrical, plumbing and heating/cooling and ventilation components and address any leaks, blockages or any other issues immediately.
- Report defects covered by the warranty promptly and in writing to mitigate further damage.
- Provide access for inspections and repairs during business hours (Mon-Fri, 8 AM–5 PM).
- Insurance Claims
- If a defect is covered by both your insurance or another warranty, any proceeds received must be assigned to Habitat28 for the cost of repair or replacement.
- Exclusions from Warranty
- Consequential or incidental damages.
- Defects caused by negligence, improper maintenance, wear and tear, acts of God, or external damage (e.g., floods, fires, storms).
- Damage due to changes in grading, drainage, excessive watering, or non-residential use.
- Defects in modifications made after purchase (e.g., drilling holes, structural changes).
- Damage covered by assigned manufacturer warranties or caused by insect or animal activity.
- No Further Warranty
This warranty is comprehensive, and no additional warranties (express or implied) are provided beyond what is explicitly stated here.
